COMMUNITY UPDATE
The east end of Cedar Lane has been permanently closed to all traffic. The construction eliminated the Thermal Valley entrance sign and brick wall at the east entrance. Therefore, the association has installed a new, more updated sign at the west entrance of Cedar Lane in December 2019, which the association is responsible for maintaining. We had lobbied the NCDOT initially to create a permanent earthen berm with Leyland Cypress between the community along the bypass but NCDOT opted for the wall instead. Plantings are planned to be completed along the wall by the HOA later this year.
For those residents who are new to our community, a map of the approved US 221 Bypass Route is shown below. In case you do not have a copy of our Covenants, Codes and Restrictions (CC&R's), you can read and download a copy by clicking on the Documents heading at the top of the page. The original “Covenants” that were created in 1970 by the developer, “The Thermal Trading Company”, served as the frame-work for our current CC&R’s. Make no mistake of the original association’s intent as to the purpose of these covenants. The following statements are excerpts from their original cover page: This covenant was designed to ensure that our community would retain its beauty, quiet and comfortable living in a safe and attractive area which we can all be proud. We, the elderly of this neighborhood, may be gone in a few years, so it is up to you, the new and/or young owners, to evaluate what you want this area to be as you raise your children. Remember, the value of your property depends on the decisions you make today. It’s hard to undo your mistakes and expensive to hire a lawyer. This is not a new idea to have an owner’s organization. When living in a neighborhood where “anything goes” – the neighborhood declines rapidly along with all of the property values.”
The primary purpose of the HOA is to protect and preserve the overall value of Thermal Valley, which is made up of each homeowner. Therefore, what you do to improve the value of your property not only has a positive and financial, long term affect for you, but for your neighbor’s property as well and all of Thermal Valley. Conversely, what you do to degrade the value of your property not only has a negative financial impact for you, but for your neighbor’s property and all of Thermal Valley as well.
For many of us our home represents the largest portion of our net worth. It also represents many years of savings and hard work. So why would you want to put this very special asset in jeopardy? By working together as a “community of one”, we can be assured that both our individual and community property values will be protected long term. As of the last approved revision of the CC&R's, each property owner is now a HOA member without paying any annual fees. HOA fees are now a thing of the past in our community. We have all chosen to live here and as Thermal Valley residents, we are all legally bound by the CC&R’s. Therefore, let’s all work together to make our community the place that the original developer of Thermal Valley and our HOA envisioned 50 years ago, which was to create an attractive community where you can live and raise a family in a safe and harmonious environment.
